SUMMARY DESCRIPTION OF PROJECT:
Tysons West, previously a Cadillac and Hummer dealer, was part of a larger rezoning to mixed use, scaled to maximize its proximity to the new Metro station. This building was the first of multiple phases. The integration of large format retail into cities is a trending challenge as areas urbanize. At Tysons West, two “big boxes” are stacked, built within and around an existing six level parking structure. At grade, the larger box, at 80,000 SF, is half within the exiting garage. The box is lined with small shops and is fronted by an exterior plaza and interior atrium. The second level, contiguous with the atrium extends the existing garage over most of the first floor. Third and fourth levels include a second retail box on two levels abutting the garage. Finally, on all upper levels the main street façade is lined with an office building. A tile and glass tower includes vertical circulation and office and retail lobbies. The facades are scaled for the “new” Tysons, with pedestrian oriented uses and details at the sidewalk level. Where the larger format retail precluded active uses, the architecture and landscape steps up. From a Cadillac and Hummer dealer to high density mixed use, Tysons West represents the evolution of Tysons. With thoughtful planning and architecture it proves you can integrate large format retail into a developing urban environment. It breaks the conventional suburban model, and in Washington’s most prominent suburb it sets the model for transit-oriented mixed-use.
