SUMMARY DESCRIPTION OF PROJECT:
Located one block from the White House, the outdated 45-year-old B+ class office building was converted to a trophy building to support the owner’s vision for a high-performance, sustainable property that would attract tenants . The design focused on implementing the latest technological advances and green initiatives to improve the building’s aesthetic and operational efficiency. The building’s exterior precast panel was fully replaced with a high-performance glass curtain wall system, which increased the value of the building by adding an additional 85% of glazing, maximizing daylight, adding trophy aesthetics and increasing marketability. Additionally, updating the central power system with new cooling towers and a new management system resulted in significant energy savings. Sustainable design elements played a large role in the design of the building, which earned the project LEED Platinum Certification.
