SUMMARY DESCRIPTION OF PROJECT
How do you reclaim an upscale suburb’s urban core? For this multifamily project located in Bethesda, Maryland, the design team transformed a sprawling three-acre parking lot into a dynamic mix of housing and retail. Two buildings curve and angle in an agile response to the street edge—new and existing—creating both a destination and threshold at this “hinge” site at the intersection of urban and suburban. The high-rise extends Bethesda Row, the main retail street. The low-rise building mediates between single-family homes and the city by way of multi- scale architecture in modern brick and metal cladding. At the main street intersection, a continuous concrete curve visually connects the two buildings and stretches its enormous outstretched “wings” in a formal welcome to the city. Industrial metal- and-glass bays define the street edge. Turn the corner. The high-rise building slides behind a six- story brick frame that curves with the new street. The low-rise repeats the frame on the other side. The new street was redesigned with a softer angle that promotes a more pedestrian-friendly neighborhood. Inspired by the tree-lined Capital Crescent Trail adjacent to The Flats and The Darcy, the patterns and textures found in nature inform the design and finishes of our residences. A natural transition from the outside to the interior is achieved through a quiet, landscaped courtyard, abundant water features, and a double-height lobby infused with abstract light, creating the feeling of a luxury retreat. Ultimately, the project provides 250 dwelling units above 40,000 square feet of retail, creates a welcoming public space, and demonstrates that urban living and its convenience represents a new breed of luxury. Units, of which 25 percent are affordable, maximize light and views of downtown Bethesda. And parking? The project team took the former surface lot underground, creating more than 900 spaces that represent the county’s first below-grade public parking.
