SUMMARY DESCRIPTION OF PROJECT
The “New Carrollton Station” development focused heavily on connections with the local train and metro for this mixed-use project of apartments, retail, and office uses. “The REMY” is the first major apartment building at the New Carrollton Metro and Amtrak Station, in Lanham MD. The 278 unit apartment building and retail portion represents the main component of the project. The concept utilized providing density to an underdeveloped area which previously sited 29 single family homes built between the 1930s to the 1950s. The area was identified as a pivotal location to create a new transit oriented mixed-use project on the aggregated 13.37 acres. A significant site challenge of a 22’ vertical rise from the street was overcome by stepping the apartment building along the fire wall locations. Thereby 8 levels of Type 5A wood framed construction occur from lowest to highest point. Exterior materials of masonry, brick, and a modern use of board and baton cementitious siding, along with metal balconies provide building elements consistent with the neighboring office buildings, and residential areas.
The REMY apartments host 12,000 SF of amenities including: Clubroom, game room, coffee lounge, mail and package room, conference room, leasing center, concierge, commuter lobby, fitness center, spin room, gamer’s lounge, a resident’s living room on the 5th floor. In addition, there are two courtyards for active and passive recreation. The larger courtyard extends the amenity space to a pool deck, with cabanas and grille areas. As a pet friendly community, the project has a dog wash and a dog park. A huge 6,400 SF rooftop lounge provides spectacular socialization options, views, and grilling locations.
The “New Carrollton Station” development total project consists of two phases. Phase I includes 278 apartments, a four story 112,000 SF office building, 16,000 SF of retail and a structured parking garage. The retail offers restaurant and boutique retail that will serve the community. Phase II currently under design, shall include approximately 200 additional apartments along with a potential grocer.
Zoning for the project was in place prior to the design process. Preliminary Plan and DSP (Detailed Site Plan) submissions were required. Prince George’s county Maryland rezoned the area prior to the start of this development, to encourage a higher density use of the site, which is located just ¼ mile from the New Carrollton Train Station.
The owner secured two items to assist with the financial viability of the project. The Department of Housing and Community Development (DHCD) agreed to lease 100% of the new office building proposed. In addition, a TIFF was secured for the structured parking. The entire residential building was leased in 10 months.
