SITE

Brightview Innovation Center is a transit-oriented development located near Dulles Airport in Herndon, Virginia. Located at Innovation Center Station, on the new Metro Rail Silver Line this senior living project allows residents to remain connected to northern Virginia and the Washington DC without dependence on a car. The master development offers pedestrian friendly dining, shopping and other amenities.

PROGRAM

Brightview Innovation Center is at the forefront of a new style of senior living, focusing on embedding seniors into their community rather than placing them in isolation. By focusing on community building and activation, seniors remain more active and stay involved in the community. This 230,000 sf, 7 story building consists of multiple programs including Independent Living, Assisted Living and Memory care apartments for seniors. Each of the programs has their own distinct amenity spaces, including food service, bars, roof top decks and outdoor spaces as well as shared amenities such as cafes and a fitness center. Many of the building’s private amenities spill out onto a public park located to the north of the site. The public park, also part of the building’s design covers the below grade parking deck, serving to foster intergenerational activity and interaction for the residents. Additional pocket parks surround the building and create excitement and activity for residents.

SOLUTION

Brightview Innovation Center uses modern materials and a palette reminiscent of the upscale surrounding business district to expand the idea of what senior living should look like. Each distinct population group has an internal neighborhood designed to maximize views and enhance daily living. The programs stack vertically in the building allowing for multiple levels of tiered roof decks with visual connectivity to outdoor activity, views and pocket parks.
