SUMMARY DESCRIPTION OF PROJECT
The ownership of Prosperity Metro Plaza, located in the heart of Merrifield, VA, brought in the architectural firm to redesign one of the plaza’s seven-story office towers and outdoor terrace in an effort to attract new tenants to the building. The repositioning of this Metro Plaza IV office tower would include new, modern amenity spaces—both interior and exterior—and revitalize underutilized areas while updating the overall design aesthetics.
The building’s original conference room amenity was small and uninviting, and a basement fitness center lacked natural light and accessibility. Also lacking were flexible spaces for multi-functional purposes. The architectural firm opened up the existing lobby to a new gaming lounge with built-in seating and privacy rooms, providing flexible space for a variety of functions and generating immediate interest when entering the building. Privacy booths, a high-top table and chairs, coffee station and TV were also added to make the large space multi-functional. This activated the entire space by creating several breakout areas for tenants and guests, also allowing the firm to relocate and enlarge the lobby’s security desk and directory to help with way-finding.
A new pre-function lounge and 40-person conference/training room were added to the opposite side, enclosed with full-height glass doors to provide visual accessibility and acoustical privacy for private events. This new conference center boasts a bright, modern area visible from the main entrance of the building. The training room can be divided into two 20-person rooms using a vertically folding, retractable partition by Skyfold. In addition, operable glass bi-fold windows open up to a new private outdoor terrace for extended pre-function space. Also accessible off the main lobby is the new fitness center, which is centered on the elevator corridor through a set of full-height double glass doors. Like the adjacent conference areas, the fitness center is also flooded with natural light from expansive walls of windows.
Throughout this project, the architectural firm was careful to respect activity surrounding the neighboring building that houses Citizenship, Immigration and Customs offices, and which also shares an adjacent courtyard area. By refocusing a portion of this courtyard’s exterior space towards the inset of the Metro Plaza IV building, the redesign enclosed the area and created a private terrace with built-in banquette seating and a decorative screen/gate that now provides additional privacy and prevents impeding on the shared courtyard.
Overall, the architectural firm redesigned approximately 3,850 square feet of existing rentable tenant space into modern, new building amenities, and added 550 square feet of new amenity space in the private outdoor terrace that can now be used towards the building’s BOMA calculations. Finishes throughout all the amenity spaces create a casual, yet sophisticated environment that will appeal to a broad of range of tenants across any generation.
