SUMMARY DESCRIPTION OF PROJECT  

Located within walking distance to the Wharf and Navy Yard, and only ½ mile from Capitol Hill, Novel South Capitol is a luxury mixed-use high-rise apartment community located at the nexus of the District’s most bustling waterfronts and historic neighborhoods. The community has experienced a renaissance over the last decade— what was formerly an underutilized industrial district along the railyard and the highway is now a burgeoning center for entertainment, restaurants, retail, and upscale living.

Novel South Capitol was designed as a welcoming and inclusive space for residents and the greater community to gather. Through its welcoming and thoughtfully curated shared gathering spaces, co-working spaces, and ground-floor retail that opens generously into the lobby, Novel South Capitol inspires a hospitality-like experience welcoming residents and neighbors. This community-focused approach is reinforced by an integrated café called ABC Pony. The cafe anchors the most prominent corner of the building and extends into the lobby, where residents, locals, and visitors alike can begin their day with coffee and end it with cocktails, utilizing it as a true ‘Third Place.’

Located on just over one acre, Novel South Capitol offers 539 residences in two 14-story towers, connected physically by shared amenity spaces and an exquisite motor courtyard and elevated garden. In addition to ABC Pony, rich amenities include a rooftop pool with sweeping Capitol views, an integrated dog spa with accompanying spacious dog run, indoor and outdoor club rooms, an expansive fitness and yoga suite with dedicated outdoor green space, and resident coworking centers. The East and West Towers feature distinctly designed floor plans and interior finish packages but share a common curation of exquisite details and features.

The interior design elements and finishes were intentionally chosen to incorporate texture and a bold, inviting color palette to differentiate from the less inviting and “exclusive” characteristics commonly featured in luxury apartment communities. To further differentiate the project, the team hired two different interior designers to design the common spaces in each of the two towers. The resulting designs are intentionally distinct but clearly support the singular vision to be bold, eclectic, unique, memorable, and inviting.

In the apartment homes, residents are greeted with large windows offering expansive Capitol and city views, and airy nine-foot-tall ceilings. Select residences feature interior design elements such as contemporary wood-framed barn doors with glass panels, exposed concrete architectural features, balconies, and private patios, high-end appliances, and artfully chosen materials.

Novel uniquely blends residential and hospitality experiences creating an attractive residence as well as community-focused neighborhood gathering space. This forward-thinking model sets the standard for luxury residences offering residents unique amenities combined with high-end living, securely positioning Novel South Capitol as the next chapter in apartment living.
