PROJECT SUMMARY
SITE:
Vivo Living completed the historic preservation and adaptive reuse of two hotel towers in downtown Baltimore. The project transformed these underutilized structures into a vibrant residential and mixed-use space, aligning with local building codes and community needs.
PROGRAM:
The lower-level non-residential spaces were repurposed into residential amenities, communal areas, and commercial spaces, including theater rooms, fitness centers, a private pool area, self-storage, and a restaurant and bar. The development now includes 700 residential units within 470,030 sq ft, emphasizing modern workforce housing and comprehensive resident engagement.
SOLUTION:
Navigating significant challenges in converting from hospitality to residential use, the design team preserved the historic integrity of the towers while complying with updated building codes. They opted for a simplistic approach in unit design by adding kitchenettes to existing rooms and modifying adjoining rooms. This project sets a benchmark for sustainability through adaptive reuse, showcasing how underutilized spaces can be transformed into valuable community assets.
