SUMMARY DESCRIPTION OF PROJECT
After more than 50 years in Baltimore’s Inner Harbor, T. Rowe Price made a transformative move to Harbor Point—a dynamic, mixed-use waterfront community that blends industrial heritage with a forward-looking vision. Spanning 550,000 square feet across two connected towers, the firm’s new headquarters represents more than a change in location; it’s a bold reimagining of how a modern investment management company works, collaborates, and connects with its community. The design team collaborated with T. Rowe Price on nearly every aspect of the new headquarters—from workplace strategy and interiors to furniture, brand integration, change management, and digital experience. The goal: to create a hospitality-forward, seamless, and connected experience for associates, clients, and visitors alike.
The project began with a 60-day sprint involving over 130 employees to develop 12 persona-based journeys. These journeys, along with a clearly defined project vision, foundational pillars, and four key experience principles, guided the design process:
1. Create a seamless hospitality experience
2. Foster people-centered connections
3. Integrate future-forward technologies to enhance the human experience
4. Cultivate a memorable environment that reinforces the brand
These principles helped identify key design opportunities and address pain points across the user experience.
The new headquarters is purpose-built to support T. Rowe Price’s evolving needs. A central atrium with a monumental stair physically and symbolically connects the two towers, encouraging movement and collaboration. The building’s pedestrian-friendly scale activates the waterfront and integrates the workplace with the surrounding public realm. Amenities were thoughtfully curated to enhance daily life and support community engagement.
The workplace design supports four distinct typologies—flex, hybrid, trade desk, and office-based—tailored to a variety of workstyles. Each tower features workplace floors designed for accessibility and variety, with amenities like shared cafés, meeting spaces, and focus rooms located near elevator lobbies, atrium bridges, and waterfront views. Specialized spaces on alternating floors include a tiered-seating theater for collaborative presentations and a quiet library for heads-down work.
In line with T. Rowe Price’s goal of achieving a net-zero real estate portfolio by 2040, the headquarters incorporates numerous sustainability strategies with the interior fit-out targeting LEED Platinum for Commercial Interiors.
Change management was integral to the project’s success. Over three years, the design team worked closely with a change management committee to co-create workplace etiquette, address employee concerns, and educate staff on how the new environment supports their workstyles. Communication was key: a dedicated SharePoint site and regular newsletters kept the broader T. Rowe Price community informed, while targeted learning opportunities supported specific groups.
The result is more than a headquarters—it’s a campus designed to meet the firm’s evolving needs, attract top talent, and deepen its roots in Baltimore’s future. By blending community connection, sustainability, and flexibility, T. Rowe Price has set a new standard for how it works—and how it shows up in the world.
